Buying a home, especially for the first time, can be an exciting but fraught experience.  As a NYS-licensed home inspector and resident of the Catskills, I’m uniquely qualified to help you make an informed and objective evaluation of a property’s condition.

 

What’s included in my inspection.

My assessment of a property’s condition includes its heating and cooling; electrical, water and waste systems; potential insect/vermin infestations, as well as fire and safety issues. I’m also a NYS licensed mold assessor.

I’ll identify any observed material defects of a dwelling, including all structural elements from the foundation to the roof and chimney to potential drainage issues outside the home. All major appliances are tested for functionality and condition. For homes with a private well, I include a volume and pressure evaluation as part of my basic fee. Radon testing and a complete water analysis also are available. The Process

My clients should plan on the process taking several hours. Depending on the square footage of the dwelling, accessibility and components of the structure, a three- to four-hour window should be allotted. I will walk my clients through the home and note any issues I see. I’m a realist, not an alarmist. My goal is to help you understand the current condition of the home and note any defects that might affect its value.

In addition to walking with you through the home, I’ll also provide you with a downloadable report that includes detailed descriptions of any defects, how they might affect the various systems of the home, and photographs pinpointing the exact locations of concern.

I’ll always be available to discuss my finding with you, even well after your closing. I’ll use language that’s easily understood, even by the first-time home buyer. Not only do I want you to be informed by the inspection, I want you to be comfortable with the basics of home maintenance and operations going forward should you decide to purchase the property. If you are an experienced home owner, I speak that language, too.

In addition to being a licensed NYS home inspector and certified mold assessor, I am a member of the International Association of Home Inspectors (InterNASHI). I also hold certificates in blueprint reading and construction cost management.
